Case Study: How a Real Estate Site Went from 100 to 11,000 Clicks in 2 Months
By Arash Latifi — Founder, The DevArt
A real SEO case study: rebuilding an industrial real estate site on Next.js, 60 local landing pages, and 100x organic click growth in two months — with real Search Console numbers.
TL;DR — An industrial real-estate agency on an aging WordPress site had ~100–150 clicks a month from Google. A full Next.js rebuild plus ~60 local landing pages plus clean technical SEO took it to 11,000+ clicks a month in two months, with a perfect PageSpeed 100/100/100/100. No magic — just the checklist below.
I'm writing this because clients always ask "have you actually done this before?" — and instead of claims, I'd rather show numbers. Everything here comes from official Google Search Console data for a project I designed and built end to end.
Where it started
The old WordPress site was slow, had no SEO structure, and — most importantly — no landing pages. The client sells industrial sheds and factories around Tehran's Jadeh Makhsus highway and Karaj. But someone searching "rent a warehouse on Jadeh Makhsus" wouldn't find the site anywhere in the top 50. Monthly organic traffic: ~100–150 clicks, mostly brand searches.
Three key decisions
1. Landing pages instead of a homepage. Instead of one generic "shop" page, we built a dedicated page for each region × property type × deal combination: "warehouse rental on Jadeh Makhsus," "industrial land for sale in Karaj," and so on — about 60 landings. Each had its own title, genuinely local content, and live listings for that area. This is exactly what people type into Google.
2. Next.js instead of WordPress. Load time went from several seconds to under one second; final PageSpeed: 100 / 100 / 100 / 100 (Performance, Accessibility, Best Practices, SEO). Why it matters: Google explicitly ranks mobile speed, and the competitors — real estate brokers — all run slow WordPress sites.
3. Clean technical SEO, no exceptions. LocalBusiness and Product schema, dynamic sitemap, proper 301 redirects for every old URL, canonicals, and a custom admin panel so the client adds listings without a developer. (One fun technical detail: to make dynamic redirects work on Vercel's CDN I had to build an edge middleware reading from Redis — WordPress doesn't have these problems because it doesn't have the speed either 😄)
The numbers after 2 months
| Metric | Before | After 2 months | |---|---|---| | Monthly Google clicks | ~150 | 11,000+ | | Monthly impressions | ~2,000 | 220,000+ | | Brand ranking ("املاک صنعتی تام") | — | 1.01 | | Brand CTR | — | 30% | | Mobile PageSpeed | ~30 | 100 | | Service keywords ("warehouse rental") | not in top 100 | Page 1–2 |
Best recorded day: 113 clicks in 24 hours at 22.7% CTR — from a site that used to do 5 clicks a day.
Lessons you can apply
- Landing pages beat a homepage. Google ranks "service + area," not "we're the best." 60 landings = 60 doors.
- Speed ranks; beauty doesn't. A real-estate site with heavy images and fancy sliders loses to one that opens in 0.5s.
- Fix technical SEO once, benefit for years. Schema, canonicals, sitemap — one week of work, years of results.
- Real local content beats templated content. Every landing had a genuine paragraph about that area's access roads and industrial zones — Google knows when you just swap city names.
- An admin panel keeps the client (and the site) alive. Fresh listings meant constant updates, and Google loves a site that keeps updating.
Want the same for your business?
If you run an online store, see what an ecommerce site really costs; if you're a doctor or clinic, medical website design; if you're a realtor, real estate website design — all built to the standard in this case study: speed, technical SEO, and a monthly growth report from Search Console.
