7 Costly Mistakes in Real Estate Website Design (And How to Fix Them)

A beautiful real estate site that gets no enquiries? These 7 common mistakes kill trust and conversions — with a fix for each.
You launched a nice-looking real estate site. Good photos, modern colours — yet WhatsApp is quiet and the phone rarely rings. The problem is rarely taste. It is conversion.
After reviewing dozens of agency sites in Tehran and west Tehran, the same seven mistakes show up again and again. Each one silently sends a ready buyer to your competitor.
1. No Real Search — Just a Long List
Buyers want to filter by price, area, rooms, and neighbourhood now. If your site is just paginated cards with no range slider or map, they leave for Divar.

2. Weak Listing Pages
One hero image, two lines of text, and "Call for price" is not a listing. Buyers need: price per metre, floor, age, facilities, exact address (or neighbourhood), gallery, video, and a one-tap contact.
Fix: Template every listing the same way — gallery, key facts block, map, agent card, and sticky call/WhatsApp bar on mobile. Add listing schema so Google shows price and images directly.
3. No Trust Before the Call
"20 years of experience" means nothing without proof. Buyers trust photos of your sold properties, agent faces, and reviews — not stock skyscrapers.
Fix: Add sold/rented archive, agent profiles with direct numbers, client reviews, and real neighbourhood content. A short "sold in 18 days in Andisheh" story beats any slogan.
4. Slow, Heavy Images
A 6 MB gallery kills mobile conversion. If your lighthouse performance is red, Google demotes you and buyers bounce before the second photo.
Fix: Next.js image optimization, WebP, lazy-load, and CDN. Aim for Largest Contentful Paint under 2.5s. Test your current site on PageSpeed Insights — if it fails, no ad budget will save it.
5. Contact Is Hard to Find
If WhatsApp and call buttons are buried in the footer, you lose the impulse. Real estate is an impulse decision — the buyer must act while the feeling is hot.
Fix: Sticky bottom bar on mobile (Call + WhatsApp), click-to-call on every listing, and a short form (name + phone only) above the fold. Remove every extra field.
6. No Local SEO
You want to rank for "apartment for sale in Shahriar" or "villa in Andisheh," but your pages have one generic title and no neighbourhood content.
Fix: One page per neighbourhood/area with real content (price trends, amenities, transport), proper internal linking, and FAQ schema. That is how our real estate website design builds traffic that actually converts.
7. You Cannot Update It Yourself
If adding a listing requires the developer, you will stop updating. Stale listings destroy trust — buyers assume everything is outdated.
Fix: Demand a simple CMS your team can use from a phone: add photos, set price, mark sold, publish. Training and 30 days of support should be included.
